Why acreage alone is misleading
A two-acre parcel can still have limited usable area because of poor soil, floodplain, steep slope, wells, property configuration, or protected water. A smaller parcel may work if local rules allow it and the site is suitable.
Before buying
Confirm sewer availability, obtain the local septic/soil requirements, review prior records, and consider a site evaluation before the purchase becomes non-refundable.
What to verify locally
Permitting, inspection, setbacks, acceptable system types, professional licensing, and design requirements are controlled by state and local authorities. If your question affects construction, a property purchase, a repair, or drinking-water safety, confirm the answer with the local health/environmental department.
